1. An architect lays out the Design of the home.

With your final approval of the work, the plans are submitted to the building department in the city/county of the job site for governmental approval or rejection.

2. Plans are checked out by the various governmental agencies.

Often including building, zoning, health, public works, environmental and so on, the builder receives a permit, and it is on to preparing the lot for the building.

3. Surveyors check out the site and determine exactly where the home should be built.

Some trees are cleared while others remain that are not in the location of the building structure or access for construction equipment. The site is then excavated and graded to provide the correct floor level for the building as well as proper slope for water drainage.

4. When the site is cleared, the preparation for the building foundation begins.

There is a specific formation of the soil and specific placement of steel, moisture barriers, wire mesh, and various underground infrastructure, pluming, electrical, AC drain and so on. After this is inspected and approved, then the concrete foundation is poured and finished to a smooth surface that form the floor of your home.

5. The outside walls are then installed in a specific way to be able to support the massive weight of the roof.

Roof trusses are installed and strapped or bolted to the walls to prevent the entire roof from lifting off in strong winds. They are covered with sheeting then roofing felt, and finished with various types of roof covering such as shingles, tiles, shakes and so on.

6. Windows and doors are installed and sealed.  

Exterior walls are covered with various forms of finishes, such as stucco, bricks, or wood.

7. Interior walls are installed that create the different spaces and rooms in the home.  

Then the various infrastructure must begins such as electrical, plumbing, ac, gas, telephone, cable, and recently fiber optics for high tech use) before the walls are covered with drywall. There is also an extremely important “framing” inspection where several different inspectors examine everything before the interior walls are closed it.

8. After this important inspection, drywall is installed, and selected finishes are applied every place:

on the wall, ceiling and floor. During this time electrical, plumbing, and other fixtures and appliances are put into place. The finish carpenters (who makes the rest of us looks good) install cabinets and interior trim and other woodwork. Outdoors workers are completed, final connections of various kinds are made, and various checks to make sure everything is working as it should, before the home buyer’s final walk through.
